Why List in the MLS?
The MLS is a central computer database of all listings available in a particular area.
It is the place most Realtors go to find properties for their Buyers. 80-90% of home
buyers find their home through the MLS, making it the most effective place to advertise your home.
In a traditional real estate listing, you hire a listing agent to represent you in the sale
of your property. The agent will charge a total commission, typically 6-7%. When that agent
places an ad in the local MLS they offer Realtors who have buyers a portion of the total
commission you will pay. Assuming they offer 1/2 the commission to the buyers Realtor, 3 - 3.5%
will go to your listing Realtor, and 3-3.5% will go the buyers Realtor.
Depending on the terms of that listing, you may also owe the full commission even if you find
a buyer yourself.
In most cases the property sells through the MLS by a Realtor other than the listing agent.
It is estimated less than 10% of of sales through the MLS are actually procured by the listing agent.
How You Save
By placing your property on the MLS with HSM, you are eliminating the commission that would
normally earned by the listing agent.
Your listing will appear in the MLS just as a traditional MLS listing does. Buyers Realtors
will be instructed to contact you directly for showing appointments and offers instead of
contacting your agent, eliminating the listing half of the commission.
